How to estimate sheet goods

The sheet count formula is straightforward — the judgment call is the waste factor.

Net area = total area × (1 + waste%) Sheets = ⌈ net area / sheet sq ft ⌉ (always round up)

Choosing a waste factor

Buying tip

When buying more than 20 sheets, ask the lumber yard if they'll let you return unopened bundles. Most will, which means you can buy a pallet, use what you need, and return the rest — rather than doing exact math and coming up short.

Frequently asked questions

How many 4x8 sheets for a 12x16 room floor?
12 × 16 = 192 sq ft. Divided by 32 sq ft/sheet = 6 sheets exact. At 10% waste, you need 6.6 — buy 7. Running a diagonal? Use 8.
Do I calculate drywall the same way?
Yes, same math — but subtract door and large window openings from your area total first. Drywall is commonly sold in 4×8, 4×9, and 4×12 sheets. Use 4×12 for 9-foot ceilings to minimize butt joints.
OSB or plywood for subfloor?
Both work. OSB is typically cheaper and dimensionally stable when dry. Plywood re-dries better after getting wet during construction. For areas prone to moisture (crawl space, flood risk), many builders still prefer plywood. For a dry, climate-controlled space, OSB is common practice.
How do I figure material for a hip roof?
Calculate the total sloped roof area (use the rafter calculator to get actual rafter length, then multiply by the ridge length for each slope). Add 12-15% waste for hip cuts. Hip roofs are more material-intensive than gable roofs of the same footprint.
